Why one building can cost more than another
The number of systems, layout, access, condition, and components included all affect the work. Floor area is a starting detail, not a complete specification. A two-system home and a similarly sized single-system home may need different scopes. An occupied commercial building can add coordination requirements that a vacant house does not have.

Put proposals side by side

Watch the scope, not just the headline price
A per-vent offer is difficult to compare with a system-based quote unless both explain what is included. Ask how return runs are counted, whether multiple units change the price, and what can trigger an additional charge. Avoid approving an undefined package merely because the entry price looks low.
Keep optional work separate
Dryer exhaust cleaning is a different service. Equipment repair, duct replacement, chemical treatments, and remediation should not appear as unexplained additions. Ask why each optional item is proposed, what evidence supports it, and whether you can decline it without changing the agreed cleaning scope.
Your first-call checklist
Write down your address, approximate property size, system count if known, service of interest, reason for the inquiry, and scheduling constraints. For a commercial property, add the building use and the facilities contact. You do not need to diagnose the system before requesting an estimate.
